After 57 years as a licensed amateur radio operator, the time has come to consider downsizing. What was intended to be a final home became much more than that—a fully developed, carefully planned, and thoughtfully equipped property built around comfort, quality living, and amateur radio.

This home offers a rare opportunity for the right buyer: a large, modern custom residence with an established HF station, tower, antennas, dedicated operating position, extensive storage, a fully equipped woodworking shop, and a legal lower-level rental suite producing income continuously for the past 7 years with the same great original tenant.

The current owners are in no rush and are offering the property privately through Hamshack.ca for the foreseeable future, at least through the end of 2026. There is currently no MLS listing or realtor associated with this property. The goal is simple: to see whether another operator, or perhaps a younger ham family, may wish to step into a true turnkey QTH rather than see the station dismantled.

If that does not happen over time, some of the radio equipment will eventually be sold separately and the house listed conventionally. For now, this is a unique private opportunity.

Property Overview

This corner-lot property sits on 10,224 sq. ft. and features a substantial three-level home totaling approximately 6,284 sq. ft. The original structure was completely torn down and rebuilt in 2018, with the current owner purchasing from the builder in September 2019. Since then, the property has remained essentially free of non-builder renovations, preserving the quality and integrity of the original construction while benefiting from extensive high-quality organization, equipment integration and easily reversible, owner-installed enhancements. What will be included or removed in any sale will be subject to negotiation between the parties at that time.

The home includes:

There are also three mature cherry trees on the property that produce abundant fruit each June.

Main Living Area

The main floor offers a spacious open-concept layout consisting of:

The entrance hall and main lounge feature impressive double-height ceilings, adding to the sense of openness and scale. The separate wok kitchen includes a door for closure and a gas range. The main kitchen includes an electric induction range that has never been used, along with a gas connection already in place.

The main floor is finished in 100% marble, reflecting the high standard of the home. Appliances include Bosch and Samsung, with a gas-fired Whirlpool dryer.

The family room and main lounge each include gas fireplaces in addition to the sub-floor radiant heat system. The family room and main kitchen fireplace is controlled by a fully programmable 7-day thermostat.

A covered 45 ft x 10 ft south and west-facing deck extends from the family room/kitchen area, with natural gas connection for a BBQ or griddle. The family room audio system can be switched to indoor sound, outdoor deck sound, or both
Part of the lower deck has floor to ceiling shelving for general storage and wood inventory for the workshop.

Upper Floor and Radio Operating Area

The upper floor includes 4 bedrooms plus a landing area overlooking the front door. On this landing, a dedicated amateur radio operating position and adjacent electronics workbench have been built, allowing the operator to move easily between the station and the bench on an adjustable 5 silicon castor chair.

The operating and workbench positions are based on modified IKEA Jerker Version 1 desks, extended floor-to-ceiling for a clean, integrated installation. The station is neat, organized, and purpose-built.

A new Bruno chair lift has also been installed on the staircase between the main and upper floors, complete with remote controls at each end for chair recall.

The master bedroom with a walk-in clothes closet includes access to an open 51 ft x 10 ft deck above, matching the covered lower deck below. The master en-suite features marble floors and walls, along with a walk-in shower fitted with support rails.

All upper-floor bedrooms include en-suite full bathrooms, sub-floor radiant heating, and central AC.

The Ham Radio Installation

This property has been developed as a serious HF-only amateur radio station with careful planning and quality hardware throughout. The station was built during 2020–2022, during the COVID period, when the owner took time to thoughtfully install equipment, antennas, and infrastructure.
An adjacent smaller bedroom (still a functional bedroom) was adapted to provide a proper (fully reversible) feed-through entry point for coax cables, rotor cable etc. Adding future VHF / UHF antennas and feedlines could be easily accommodated at a later date should they be required. One non-opening window was carefully removed and stored safely, then replaced with a same-size 3/4-inch plywood insert carrying feed-throughs for:

Tower and Antennas

The tower installation is one of the key highlights of the property.

A newly cleaned and painted Delhi/Wade DMX-48HD tower was installed in approximately 4 cubic yards of rebar reinforced concrete, positioned dead center on the property. It includes new Wade stainless hardware and new legs. A second Wade rotor plate and service bearing was added between the rotor and brand new Wade top bearing so that the mast can be temporarily secured upright and stationary should the rotor ever require service. The 150ft rotor cable was hard-wired to the rotor internally through a waterproof entry where the original 8 way screw terminal (now removed) was located under the rotor. Rotor drops to the upper deck for service while still attached to the rotor cable.

The tower height was selected with care: from ground to the top of mast, the installation is approximately 10 cm below the 15 meter threshold referenced in ISED/Industry Canada regulations.

The tower system includes:

Additional wire antennas include:

Station Equipment

The station contains no equipment above 30 MHz and is focused entirely on HF operation.

Included station equipment presently consists of:

The IC-7300 is paired with a Tuner Tamer connected to the rear-panel ATU Molex, allowing instant 10-watt output on any band and mode for initial manual tuner adjustment.

A dedicated 240V AC circuit runs from the main panel directly to the operating position for amplifier service.

All equipment chassis are connected to a single-point ground, with a short, wide braided and heavy conductor running to an 8 ft copper ground pipe below the shack window.
Apart from the tower, rotor, antennas, coax etc and depending on what equipment a potential new owner may already have, the list of equipment will vary.

The station area also includes substantial storage for parts, accessories, and future expansion.

Video Distribution, Monitoring, and Technical Infrastructure

The home is also equipped with a highly unusual and useful internal video distribution arrangement.

Five professional ZeeVee ATSC HDMI input modulators are installed and assigned to unused cable channel 22, allowing any television in the house to independently tune to the following internal HD audio / video sources:

The home also includes five large monitors/TVs in the station area, with three connected to a dedicated local PC for browsing, Win4Icom, RM Noise, Simon’s Map, HamClock, and related station applications.

Garage and Fully Equipped Woodworking Shop

Beyond amateur radio, the property has also been set up for woodworking at an exceptional level.

The double garage features:

The shop has been built around mobility and function, with all major tools and workbench on castors so the full garage can be opened into active work space when a vehicle is removed.
The depth of the garage can accommodate a 17 ft Honda Odyssey minivan.

Equipment includes:

This space is practical, well-lit, and usable year-round.

Lower-Level Legal Rental Suite

The lower level includes a legal 3-bedroom suite with:

The suite has been rented continuously since 2019 by the same excellent tenant and family, producing $29,400 per year in rental income plus utilities.

The lower level also includes a home theatre area, that includes two additional customized storage rooms that were requested during original construction—one for tenant's use and one large lockable owner storage area.

These two storage areas occupy the home theater area.

Why This Property Is Different

This is not simply a house with “room for a shack.” It is a genuine ham-ready turnkey QTH, developed by an experienced operator who expected to stay long-term and therefore installed the infrastructure properly.

The result is a rare offering:

For the right buyer, this is a chance to move into a property where the radio work has already been done.

Sale and Contact Notes
